I am interested in building a home, what are the next steps?

The next step is to call us! We can help you through the entire process. We offer two options when looking at a new home, building a Zulich Designer Plan or a Zulich Custom Plan. Zulich Homes has several Designer Home Plans for you to choose from, ranging in many different styles and sizes.Zulich Designer Home Plans have all been reviewed and edited by our staff and designers and have developed into some of the best plans we have ever produced. With painstaking thought put into the framing and layout of the plans, we strive to eliminate inefficient details with respect to structure, mechanical systems and insulation to provide a home that is beautiful, comfortable and affordable.  Zulich Designer Home Plans are often in various stages of construction so we may be able to provide you with an on-site walk thru of the model you may be interested in.  If you are interested in one of our Designer Home Plans but want to modify it to better suit your needs, or maybe even take on the idea of starting from a blank page and designing your own custom home with Zulich we can certainly help. Modifications to our existing home plans to create a Zulich Custom Home Plan can range from simple room layout changes that may not cost anything at all to adding additional square footage to better accommodate your family.  Building a Zulich Custom Home Plan will take a little more effort and may require some additional time to both design and build, but if you are up for the challenge, so are we.  Custom Home Plans involve an interview process with our designer and start with preliminary drawings to get a sense of the home being designed and ensure we are meeting the correct style, size and price range for you. Provided that we are happy with the plans we would proceed to final drawings and pricing, including picking a lot and determining when the home could be ready for you.

Who will I be dealing with throughout the building process?

The Zulich Homes team is comprised of:
John Zulich (Builder/Developer) John is a structural engineer who has been building homes since 2003. He prides himself in taking the time to construct each home as though it was being built for his own family. John will walk you through the design and construction process and is readily available for any questions or concerns you may have.
Mike Cacciotti (Sales Representative, Remax Crown Realty Inc.) With 17 years experience in residential real estate, Mike will guide you through the purchase process and be there for all of your Real Estate needs. Mike would be happy to discuss the potential sale of your existing home and may be able to provide you with premium services when buying a Zulich Home. Karla Colasimone (Customer Service) Karla will guide you through the process of building a custom home to suit your specific taste and needs. She has worked in new homes since 2004 and helped hundreds of clients with the selection process, styling, shopping and pricing.
Lino Pessot (on site project manager) and Zulich Crew Lino has over 25 years of construction experience, specializing in residential construction methods. Lino possesses an in depth understanding of not only how homes are built, but how homes should be built. He is responsible for the continuous improvement of our building practices and he’s always willing to take the time to get the job done properly.’

Can I create my own custom home or customize an existing model’s floor plan?

Custom plans are definitely one of the features Zulich homes can provide. Completely custom homes must be priced accordingly, but if you are looking to add size to one of the Zulich Designer Home Plans we typically consider that $90 per square foot will accommodate the costs incurred. If you want to add windows a good estimate of the cost would be $35 per square foot of window.

What type of warranty is offered on my new home?

Zulich Homes is a Tarion Registered homebuilder. To find out more about what is included in this 7 year program please visit The Tarion website will also allow you to search home builders in your area and check their rating on claims they may have had in the past.

We have our own lot. Can Zulich Homes build on it?

We currently do not build on any lots other than our listed subdivisions.
